It depends on where your property is and what you're building. Parts of Pacifica fall within the California Coastal Zone, where additions, new structures, and some exterior changes can require a coastal development permit in addition to a building permit. Interior remodels are usually exempt. We confirm the requirements for your address early.
Fiber cement or properly finished wood siding, high-quality fiberglass or vinyl windows, stainless or hot-dipped galvanized fasteners, and composite or well-maintained hardwood decking all perform well near the ocean. Good flashing and ventilation matter as much as the materials themselves.
We look for signs of moisture, mold, and rot before and during demolition, then correct the source — drainage, flashing, ventilation, or vapor control — rather than just covering it up. In bathrooms, we install properly sized exhaust fans and waterproofing systems.
