Your first visit includes a brief orientation walkthrough so we understand your home's systems, materials, and quirks. We document everything. From that point forward, you never have to explain your house to us again.
Text, call, or email — whatever you prefer. We schedule within your tier's window, complete the work, and send you a brief summary of what was done. That's it. No invoices, no coordination headaches.

Hours roll over for one month only and then expire. Essential members carry up to 1 hour forward; Concierge members carry up to 2. Hours cannot be banked across multiple months and carry no cash value.
Each scheduled visit has a minimum charge of 1 hour, regardless of task length. We don't dispatch a technician for a 10-minute job — we work with you to batch small tasks into a single visit so your hours are used efficiently.
Yes, with 30 days' notice. Upgrades take effect at the start of the following billing cycle. Downgrades are subject to the same 30-day notice requirement. We don't lock you in.
Membership covers labor only. Materials, fixtures, and parts are billed at cost with no markup. For small, incidental materials (caulk, screws, minor hardware), we typically absorb the cost — we'll tell you upfront if a job requires a significant material purchase.
Essential members book within 5 business days. Premium members within 48 hours. Concierge members receive same-week scheduling. Urgent issues outside normal scope are handled case-by-case — we'll always do our best to be responsive when it matters.
