The clients for this San Mateo project came to us with one goal: to stay in the neighborhood they loved. The property had the footprint and the potential — it just needed a well-thought-out addition that would bring in natural light, connect the home to the outdoors, and give them flexibility for the long term. They had a clear picture: a covered porch, a rebuilt rear of the house, and a garden suite they could count on for decades.
Lussoro designed and built a two-story addition that integrates with the original home without a visual break's architecture, adding living space, outdoor connection, and a level of finish that elevates every corner of the property.
At the heart of the addition is a family room with reclaimed hardwood floors, a wall of custom cabinetry built for a serious book collection, and sliding glass doors opening directly to a new covered porch. The porch has a beadboard wood ceiling with a ceiling fan, a partial trellis roof designed to let in light and climbing plants, and a pull-down privacy screen. Bay windows and custom trim throughout echo the original home's character.
The rebuilt rear entrance and mudroom provides an organized, practical landing zone — built-in bench, custom adjustable shelving, moisture-resistant flooring, and a Runtal hydronic towel warmer. It opens directly onto the kitchen, flooding both spaces with daylight and creating a natural daily flow for a family that's always moving.
